The Cypress Cove CC is on the northwest side of Franklin off the Southampton at Storys Station Road to the north.

The golf course borders the Nottoway Swamp to the north and Cypress Cove Pond on the west and is otherwise carved through the deep woods along fairways defined by pines and old oak trees. There's several small streams traversing the middle and upper third crossing multiple fairways, the Pond bordering one hole, and a generous amount of sand traps positioned along the landing zones and securing the greens. It will play to 6,609 yards, 71.3/127, course/slope ratings off the back tees with three shorter tees, designed by Russell Breeden.
